WHEN YOUR HOME IS READY

Take over with a clear record, not just the keys.

Handover can arrive at short notice with a fixed inspection period, sometimes while you are abroad. We help you prepare, attend and follow up, so defects and open items are written down before ownership is registered.

01

Prepare before the inspection

We review the completion notice and agree what to look at before the date.

  • Check the inspection period and deadline in your contract with our lawyer
  • Gather plans, specifications and the developer’s handover checklist where available
  • Agree access, keys and who attends
02

Attend and record on the day

An authorised representative or our technical specialist inspects the unit with you or on your behalf.

  • Room-by-room check of finishes, doors, windows and fittings
  • Visible checks of plumbing, electrics and appliances where access allows
  • Dated photographs and notes for each item
03

Follow up until items are closed

We keep the snagging list moving with the developer and record what is agreed.

  • Written snagging list for the developer to acknowledge
  • Repair timetable requested and tracked
  • Re-inspection of completed items where agreed

BEFORE YOU TAKE OVER

Handover without surprises.

Completion and handover can move quickly, sometimes while you are abroad. We help you prepare so that defects and costs are recorded before ownership is registered.

At inspection

  1. 01

Check whether the contract treats a missed inspection period as acceptance, and ask our lawyer how your defect and warranty rights are protected.

  2. 02

Arrange an authorised representative or independent inspector to attend if you cannot.

  3. 03

Prepare a written snagging list for the developer to acknowledge, with a timetable for repairs.

  4. 04

Compare the unit, rooms, furniture and any agreed alteration with the plan and specification in your contract, and record anything not delivered.

Before ownership is registered

  1. 01

Ask for an itemised list of transfer fees and taxes, and who pays each.

  2. 02

Budget for the sinking fund and common fees on top of the purchase price, based on the final registered area.

  3. 03

Confirm the order of final payment, delivery and registration with our lawyer.

  4. 04

Keep records of every international transfer showing it is for your unit.

A snagging list and inspection record are practical records, not a structural survey or legal opinion. Technical assessments come from our technical specialists where included.

WHAT YOU RECEIVE

A record you can act on.

You receive an inspection record with dated photographs, a written snagging list grouped by room and a list of open questions. With your approval, we share the snagging list with the developer and track their replies.

If your contract treats a missed inspection period as acceptance, our lawyer advises how your defect and warranty rights are protected.

WHAT TO KNOW

Clear about what a handover inspection is.

A standard visit records visible condition, access and surroundings. It is not an engineering assessment. Our technical specialists can carry out an inspection when needed, with its scope and fee included in your quote before you approve the work.

We cannot guarantee that a developer will accept every item or complete repairs by a set date. Availability, access and any travel costs are confirmed before work begins.

Handover inspection support is available across our coverage areas, including Pattaya, Phuket, Bangkok, Nonthaburi and Chiang Mai. Availability is confirmed for your project.

PREPARE YOUR ENQUIRY

Contact us as soon as you receive the completion notice.

  • Project or building name, and the unit or house number
  • Date of the completion notice and the inspection deadline
  • Your contract, or the relevant clauses, if you wish to share them
  • The developer’s access contact and the date you can attend

A short description is enough to begin. We confirm the documents needed and how to share them after discussing your scope.

SCOPE AND COSTS

Agree the work before it begins.

Your total quote includes Baanward’s fee and all legal and technical specialist fees for the agreed work. We confirm access, visits, specialist availability, reports, timing and any travel costs. Extra work or spending outside that scope requires your approval.

Can someone inspect my condo at handover if I cannot attend?

Yes, where agreed and available. We can arrange an authorised representative or independent specialist, subject to the developer’s access and any contract requirements. Our lawyer advises how inspection deadlines affect your rights. A handover visit is not a structural survey unless our technical specialist’s assessment is agreed.

What if I find defects after I take over?

Report them as soon as you find them. Our lawyer advises how the contract and applicable warranty rights apply, and we can record the defects and follow up with the developer within your agreed scope.

Is a handover inspection the same as a structural survey?

No. It records visible condition and workmanship. A structural or engineering assessment is separate and comes from our technical specialist where agreed.

How early should I contact you?

As soon as you receive the completion notice. Inspection periods can be short, so earlier contact gives us time to review the contract with our lawyer and arrange attendance.
