Are legal and technical specialist fees included?

Your total quote includes their fees for the agreed work. Our lawyer’s separate legal engagement defines their responsibilities to you; it does not mean an additional fee for that same work. We confirm any additional work and costs for your approval before proceeding.

Can you continue the purchase for me after I leave Thailand?

Yes, where agreed. We keep the work moving with the seller, the building and our lawyer. Our lawyer prepares any power of attorney and can attend the Land Office for you where needed. We confirm the arrangements and timing with you before work begins.

Can you receive my letters and notices while I am abroad?

Yes, for property matters, where agreed. We log, scan and forward what arrives and flag deadlines. Receiving formal legal or court documents on your behalf needs a formal appointment, which our lawyer advises on separately.

Is a title check worth it if the contract already promises clear title?

A check shows the position on the day it is made and cannot stop a later change by itself. It still tells you what you are relying on today and gives our lawyer a dated starting point for comparing the position before your final payment.

Do you carry out renovation or repair work?

No. We check, record and follow up on work you have agreed with your own contractor, within an agreed scope. Quotations, materials and the work itself come from your contractor, and you approve any spending.

Who is Baanward for?

We support international buyers and owners of residential property in Thailand — from considering a home to purchase, handover and ongoing care. Owners living in Thailand can use the same services.

Can you help before I buy?

Yes. Buyer Support includes independent property visits and checks, developer and project research, information gathering and due diligence services with our specialists.

Are you independent of the seller?

Yes. Baanward is independent of sellers, developers and selling agents and receives no seller-side commissions. Your agreed instructions determine our work.

Do I need to buy through Baanward?

No. We support a property you have already found or own. Keep your existing agent or developer relationship. We do not offer listings or property sourcing.

What does due diligence services include?

We manage your agreed due diligence from document collection and property access through to findings and follow-up. Our lawyer performs the legal review and our technical specialists carry out any included inspections. Their agreed fees are included in your total quote.

Do you provide legal advice or verify title yourselves?

Our lawyer provides legal advice, title verification, contract review and ownership-structure advice within the agreed scope. Baanward remains your main point of contact and manages the practical work. Our lawyer’s separate legal engagement defines their responsibilities to you; it does not mean an additional fee for the same agreed work.

If my contract promises a refund, do I still need due diligence?

A contract remedy and verification do different jobs. A refund promise is only as strong as the seller’s ability to pay it, and a title or approvals check shows the position at the time it is made, so checks can be repeated before key payments or transfer where you want that. Our lawyer advises on your contract rights. We cannot guarantee any outcome.

Who follows up amendments with the developer?

Our lawyer advises which amendments are worth requesting. With your approval, we relay your requests, track the developer’s replies and return the revised contract to our lawyer to check. Any negotiation or representation needs a specifically agreed mandate.

Is a property visit a structural inspection?

A standard visit records visible condition, access and surroundings. It is not an engineering assessment. Our technical specialists can carry out an inspection when needed, with its scope and fee included in your quote before you approve the work.

Can someone inspect my condo at handover if I cannot attend?

Yes, where agreed and available. We can arrange an authorised representative or independent specialist, subject to the developer’s access and any contract requirements. Our lawyer advises how inspection deadlines affect your rights. A handover visit is not a structural survey unless our technical specialist’s assessment is agreed.

Do you offer translation and contractor supervision?

Yes. We provide translation support for property communication and documents, plus practical contractor supervision through agreed visits and follow-up. Legal interpretation, engineering supervision and certification remain specialist work.

Can you check my house while it’s being built?

Yes. We can arrange visits during construction, record visible progress and follow up with your builder or contractor. We can also coordinate an independent inspection of the work so far by an appropriately qualified specialist. Visits, scope and any costs are agreed before work begins.

Can you help with an emergency?

Emergency support is available until 11pm Thailand time. Contact us about an urgent property issue so we can help coordinate the appropriate next steps. Access, attendance, third-party availability and any costs are confirmed for the situation.

This is property assistance, not a public emergency service or a promise of immediate attendance. If there is immediate danger to people, contact the appropriate emergency services first.

Can you work alongside my existing team?

Yes. With your permission, we coordinate with your agent, seller, developer, lawyer or building management. Negotiation or representation requires an agreed mandate.

Where can you help?

We coordinate support throughout Thailand, with core coverage in Pattaya, Rayong, Chonburi, Bangkok and Nonthaburi. Visits, specialist availability, timing and any travel costs are confirmed for your property before work begins.

Can I request one task or ongoing care?

Both are available. Ask for a single visit or coordination task, support through a purchase, or an ongoing plan for property oversight and care.

What updates will I receive?

We agree the format and frequency with you. Updates can include dated photographs, observations, information from others, commissioned specialist findings and outstanding questions with next steps.

How are fees agreed?

We agree the tasks, visits, reports and timing before work begins, with Baanward as your main point of contact throughout. Your quote includes Baanward’s fee and all specialist fees for the agreed scope, including our lawyer’s agreed work where legal review is included. Any additional work or spending requires your approval. Repairs, materials and services outside the agreed scope are quoted before you approve them.

What should I do if the developer demands payment or threatens forfeiture?

Do not ignore it. Keep the demand with its date, reply in writing and ask our lawyer how the payment and forfeiture terms apply before you withhold or agree to anything. We put the demand beside your payment record and site progress, so our lawyer sees the full picture. We cannot make a developer withdraw a demand or refund you.

What happens if a notice arrives for my property while I am abroad?

With our local-address service, we receive and scan what arrives, log the date, send it to you and flag any deadline so you can respond or ask our lawyer. We cannot accept formal court or legal service for you without a formal appointment, which our lawyer advises on separately, so ask before a dispute begins how such a notice would reach you.

What should I check before buying a condo on a long-term lease?

A lease gives you the right to use the unit for a term. It is not ownership. Ask for the total term, any renewal right and its price, who owns the land and the building, and whether the lease is registered at the Land Office. Our lawyer reviews the lease terms and registration, and we coordinate the documents and questions.

What does a Baanward quote state?

Each quote is one total for our fee and the specialist work in your agreed scope. It sets out what is included and excluded, any taxes, official fees or third-party costs, where the work ends, when each payment is due, and that any extra work or spending needs your written approval first.
