RENOVATION AND REPAIR CHECKS

Keep work you have agreed in view.

If you are renovating or repairing, we check and record the work you have agreed with your own contractor. We do not carry out, contract or guarantee renovation or repair work.

What we check on a renovation or repair

Scope and quotation: compare the contractor’s quotation with your written scope and ask what is and is not included.

Approvals and rules: for a condo, ask building management which approvals, deposits and fees apply before work starts, and keep the answers in writing.

Progress and payments: record dated progress against the agreed stages before each payment is released.

Cause and records: for a leak or defect, photograph and date the visible cause and the repair, so that any later dispute rests on records.

Any technical assessment, such as the cause of water ingress, comes from our technical specialists where included in your quote. Repairs, materials and contractor work are quoted by your contractor and approved by you.

We work with your existing developer, builder, contractor or building manager. We agree what to follow up, how often to visit and how you want updates. Visits record the situation at the time of attendance; they are not continuous monitoring or technical certification. Where you need professional verification of construction quality or payment milestones, we agree our technical specialist’s assessment and include its fee in your quote.

We agree the tasks, visits, reports and timing before work begins, with Baanward as your main point of contact throughout. Your quote includes Baanward’s fee and all specialist fees for the agreed scope, including our lawyer’s agreed work where legal review is included. Any additional work or spending requires your approval. Repairs, materials and services outside the agreed scope are quoted before you approve them.
