SUPPORT AROUND YOUR NEXT STEP

A useful checkpoint, even midway through the build.

You do not need to have involved us from the beginning. Tell us the current construction stage and what concerns you. We agree the access, available plans and specialist input needed to understand the work that can be inspected. Support can begin with one inspection appointment or continue through agreed progress visits.

01

Start with the work so far

We gather your questions, available drawings, builder updates and photographs, then our technical specialist carries out the agreed inspection.

  • Current build stage and areas of concern
  • Plans and specifications available for review
  • Access agreed with the owner and builder
02

Turn findings into follow-up

We organise the specialist findings and practical questions into an open-items record, so you can see what needs a response and who is following it up.

  • Dated photographs and supporting documents
  • Builder responses kept alongside each item
  • Reinspection arranged where agreed
03

Keep later stages in view

If you want ongoing support, we agree a visit schedule around the next stages of your house build or renovation.

  • Visible progress recorded at agreed visits
  • Contractor appointments and access coordinated
  • Next update date and outstanding decisions

WHAT YOU RECEIVE

A record you can act on.

You receive the agreed visit updates, our technical specialist’s report where included, and a clear record of outstanding items and follow-up responsibilities. We distinguish our observations, statements from the builder and specialist conclusions.

Baanward coordinates visits and practical follow-up. Technical inspection findings, engineering supervision and certification belong to our technical specialist. A visit cannot establish the condition of concealed work or certify a payment milestone unless the specialist’s agreed assessment covers it.

MEASURED POSITION SURVEYS

When a visit is not enough, measure the build.

If foundations, footings or column stubs may be in the wrong place, a progress visit cannot settle it. A measured survey compares what has been built with a defined drawing. We look for an appropriately qualified surveyor for your location and confirm availability, scope and cost before any appointment.

  1. 01

    Name the reference

Agree which drawing, and which version of it, the work is measured against, and which reference points on site the measurement starts from.

  2. 02

    List each item

Foundations, footings, pile caps, column stubs and building or pool formwork are listed separately. Formwork shows where work is intended to go, not where concealed foundations were finished.

  3. 03

    Measure and compare

The surveyor records the measured positions and, where included, dimensions and levels, with any offset or rotation shown on a drawing and in a table of deviations.

  4. 04

    Boundaries are separate

Measuring from visible pegs or existing walls does not re-establish a legal boundary. Boundary questions depend on the title and Land Office records, and go to our lawyer.

  5. 05

    Access and limits

What can be measured depends on access and on how much of the work is exposed. The surveyor sets the method and accuracy needed and records anything that could not be measured.

  6. 06

    Who signs the report

Before any appointment we confirm the surveyor’s identity, qualifications and any conflict of interest, and agree the report language and who signs it.

If the survey may be used in a dispute, your lawyer sets out what the report must contain. Searches of official records and any attendance as a witness are confirmed and quoted separately. We cannot promise that a report will be accepted as evidence.

To start, tell us

  • Where the site is and what concerns you
  • The current construction stage
  • Which drawings you have, and their version
  • How much of the work is exposed, and who can give access
  • Any deadline you are working to

A short description is enough to begin. We confirm which documents are needed, and how to share them, after discussing your scope.

SCOPE, COSTS AND QUESTIONS

Clear arrangements before work begins.

Your total quote includes Baanward’s fee and all legal and technical specialist fees for the agreed work. We confirm visits, reports, timing and any travel costs. Repairs, materials and other costs outside the scope are quoted separately; additional work requires your approval.

Can you help if construction has already started?

Yes. We start from the current stage and available records. The specialist identifies what can be assessed and any limits caused by concealed or inaccessible work.

Can I arrange a one-off inspection?

Yes. A single inspection with our technical specialist can be quoted, with follow-up visits or reinspection added only when agreed.

Do you also inspect finished houses in Pattaya?

Yes. For a house or villa you plan to buy, our technical specialist inspects it as part of your purchase checks. For a new home, we arrange a handover inspection. The scope and any limits are agreed before the visit.

Can you arrange a measured survey of the foundations?

Where an appropriately qualified surveyor is available for your location. We confirm the scope, the reference drawing, the cost and who signs the report before any appointment. A measured survey records positions; it is not a legal boundary survey or an engineering opinion.

Do you replace my builder or provide structural certification?

No. We work alongside your existing builder. Any technical judgment or certification must come from an appropriately engaged specialist.
