BEFORE YOU BUY

Confirm what is included before arranging the inspection.

A villa purchase brief should identify the building, the proposed legal arrangements and any facilities or shared services being offered. We organise the information and appointments around the specific property so our specialists can assess the questions within their scope.

01

Define the villa and access arrangements

We collect the map pin, listing and seller’s proposal before arranging local work.

  • Confirm the property stage and access contact
  • Identify the facilities included in the proposed sale
  • Record your purchase deadlines and priority questions
02

Coordinate land and property review

We gather available documents and connect the legal and technical review requests.

  • Refer title, proposed rights and access questions to our lawyer
  • Request available plans and building information
  • Agree the inspection scope for specified facilities
03

Bring findings and responses together

We track seller responses and practical follow-up before your next decision.

  • Keep specialist findings identifiable
  • Record missing information and outstanding items
  • Plan further visits or handover support only where agreed

DUE DILIGENCE SCOPE

Legal review, technical checks and clear follow-up.

We agree the review around the property, proposed transaction and documents available. Your quote includes Baanward’s fee and all specialist fees for the agreed scope, including our lawyer’s agreed work where legal review is included. Any additional work or spending requires your approval.

Legal due diligence by our lawyer

Our lawyer performs the agreed legal review, with the fee included in your total quote. The legal engagement defines their professional responsibilities without adding a fee for the same work. Depending on the property and scope, questions may include:

  • Land title, seller authority and recorded encumbrances
  • Proposed ownership or lease arrangements, access rights and purchase contract
  • Available building documents and any estate arrangements relevant to the transaction

Our lawyer determines the required legal checks, explains the findings and advises on signing or payment questions.

Inspections by our technical specialists

Where included, our specialist assesses condition within a defined inspection brief. We coordinate the practical arrangements:

  • Agree the building inspection brief and authorised access
  • Specify any pool, utilities or other installations to be assessed
  • Record technical findings and any areas the specialist could not inspect

A viewing does not replace a technical inspection. Our technical specialist confirms the assessment methods, access requirements and limitations.

Your service, findings and next steps

We collect available documents, organise access and appointments, and follow up seller or management responses. You receive the agreed review record: documents received and missing, findings attributed to our lawyer or technical specialist, unresolved questions and practical next steps. Baanward does not issue legal opinions or technical certifications.

PLAN THE REVIEW

Plan island visits around confirmed access and scope.

A precise map pin and reliable access contact help us confirm the local visit arrangements. Travel, personnel and specialist appointments are agreed before the assignment is accepted.

If the villa has a pool, private water installation or other equipment, tell us which items need assessment. The appropriate technical specialist confirms what can be inspected and any limitations; a general viewing does not certify those installations.

For a villa still being built, separate the pre-purchase review from ongoing construction oversight. Share the available plans, current stage and proposed handover schedule so each part can be scoped and quoted clearly.

WHAT YOU RECEIVE

Know what is answered and what is still open.

Your agreed record includes property observations, available documents, professional findings where commissioned and an open-items list. Our lawyer advises on legal rights and the proposed transaction; Baanward coordinates the practical process.

You have one main point of contact at Baanward for the agreed work. Our lawyer provides legal findings and advice, and our technical specialists provide their assessments. Their agreed fees are included in your total quote. Our lawyer’s separate legal engagement defines their responsibilities to you; it does not mean an additional fee for the same agreed work. A practical visit does not replace a technical inspection.

BUYING A HOUSE OR LAND?

Line up the title and the building together.

Check the title deed, the house registration book and the building permit together, and ask whether the building matches the approved plans. Our lawyer advises on title and ownership structure; our technical specialists assess the building where included.

SCOPE AND COSTS

Agree the work before it begins.

Your total quote includes Baanward’s fee and all legal and technical specialist fees for the agreed work. We confirm access, visits, specialist availability, reports, timing and any travel costs. Extra work or spending outside that scope requires your approval.

Can you review the land as well as the villa?

We coordinate available land documents and questions for our lawyer. Legal findings are our lawyer’s responsibility; Baanward does not certify title or ownership rights.

Can you visit immediately?

We confirm local personnel, specialist availability, travel and access first. Do not assume immediate attendance before those arrangements are agreed.

Can you monitor construction after the purchase review?

Progress visits, specialist inspections and handover follow-up can be scoped separately, subject to access and local availability.
