ILLUSTRATIVE CASES
Illustrative Cases
how a property file comes together.
These are illustrative scenarios built from situations buyers commonly describe. They are not client stories and they do not describe results. They show what we would organise, what our lawyer advises on and where our role ends.
Start Your ConsultationCASE 01
A unit on a long-term lease that is two years late.
- 01
The situation
A buyer living abroad paid a deposit and a first instalment for a unit sold on a long-term lease. The completion window in the contract passed about two years ago, the developer now describes handover as a future event, and written payment demands have arrived.
- 02
What we would organise
An index of every signed version and addendum, a table that matches each payment with how the contract and the receipt describe it, a timeline of promised dates beside dated site progress, and a list of the notice and cure-period clauses, ready for our lawyer.
- 03
Where our role ends
Our lawyer advises on refund grounds, forfeiture wording and the reply to the developer, under a separate legal engagement. We cannot make the developer perform or refund.
CASE 02
An instalment is due, but the site looks quiet.
- 01
The situation
A buyer is asked to pay the next instalment, which the schedule ties to a construction milestone. The photographs from the developer are undated, and the buyer is abroad.
- 02
What we would organise
A dated site visit by our technical specialist recorded against the milestone, set beside the payment request, with the developer’s reply on file.
- 03
Where our role ends
The visit records visible progress. It is not an engineering certificate, and our lawyer advises on what the contract allows you to do about the payment.
CASE 03
A resale condo bought from abroad, with a tenant inside.
- 01
The situation
A buyer abroad wants a resale condo that is occupied. The seller offers a quick sale, and the buyer cannot visit before the reservation deadline.
- 02
What we would organise
An authorised viewing arranged with the owner and the tenant, a request for the current lease and the deposit position, written confirmation of quota and fee arrears from the juristic person, and the reservation terms reviewed by our lawyer before any deposit.
- 03
Where our role ends
We cannot make the seller extend a deadline, and our lawyer advises on the terms. You decide whether to proceed.
Every property and contract is different. These scenarios illustrate how we work and are not a promise of any result.
